I began selling timeshare use in 1999. I learned about the importance of having a vacation plan and how it kept families traveling on a regular basis. I also found that there are a number of people who find themselves no longer needing such a plan. Now instead of working to help a corporation sell a vacation plan, I am now assisting timeshare owners in getting rid of their timeshare and the annual maintenance fee obligation.
Beginning with, getting out your original contract and any other paperwork about the timeshare, to see exactly what you signed way back then. You will need this information before you even begin to transfer your timeshare.
What are the contract details?
You will want to know all of the information about the timeshare that’s included in the contract like the location, the name of the resort or developer, the size and a description (number of bedrooms and bathrooms), and any amenities included with the timeshare.
Is it deeded?
Look close to find out if you have a deed to the property or if it is a RTU “right to use” agreement. Even if it says you have a deed, sometimes these deeds will be held by the resort or at a trust company rather than given to you as the owner of the timeshare. You will want to get a physical copy of this deed.
What is the Access?
Determine what type of access you have to the property. Do you have a fixed week, a floating week during a certain period, a points system, or some type of combination?
Sorry for the not so favorable news, but we are shooting straight! Before you go further, we want you to have realistic expectations about your timeshare’s value. No matter what the sales staff may have said, you really can not view a timeshare as an investment because it never appreciates. They seem to go down in value.
Do not expect to get back any of the money you have put into your timeshare. The truth is most timeshare owners (wanting to get out of their timeshare obligation) would be thrilled if they could just return the timeshare to the resort for free.
All though you do not get any money, just getting out from under those recurring fees is the best happily-ever-after you can expect.
Is your timeshare paid in full, or are you still making payments?
Make sure you have your maintenance fee and incidental payments current. You will need these expenses to be current or the resort will not make the transfer when we submit the transfer to the resort.
